Terms and Conditions

It is assumed that on receipt of deposit or full balance if stay is within 28 days that you have read and accepted the following terms and conditions.

When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.

PAYMENT
Unless otherwise stated, a deposit of 25% of the rental fee is payable if the booking is made 4 weeks before the start of the rental. The balance shall be payable 4 weeks before the commencement of the rental. Non-payment of the balance of the rent on or before the due date shall be deemed as a cancellation of the contract by the client. For bookings made less than 4 weeks prior to the commencement of the rental the total fee is payable. Payments may be by credit or debit card, PayPal, bank transfer, cheque or cash.

CANCELLATION
Any cancellation made by the client for whatever reason shall be in writing and addressed to Katie MacIntyre 94 Bualadubh, Iochdar, Isle of South Uist, HS8 5RQ. On receipt of notice of cancellation every effort will be made to re-let the property for the period of booking.  If successful in re-letting the property for the whole period we will refund all monies paid less a cancellation charge of £50 per week booked and any difference in the re-letting price.  In the event of the Cottage being unable to be re-let then all monies paid by the client shall be forfeited. You are strongly recommended to take out Cancellation Insurance.

PERIOD OF HIRE
Periods are based on rental from Saturday to Saturday, unless otherwise agreed. Rentals commence unless otherwise negotiated at 3.00 p.m. on the day of arrival and terminate at 10a.m. on the day of departure.

NUMBER OF PERSONS USING THE PROPERTY
The number of persons occupying the property must NOT exceed TWO unless otherwise agreed.

BREAKAGE OR DAMAGE
The client is legally bound to reimburse Katie & John MacIntyre for replacement, repair or extra cleaning costs on demand.

CARE OF PROPERTY
The client shall take all responsible and proper care of the property. Its furniture, pictures, fittings and effects in or on the property and leave them in the same clean, tidy condition, state of repair at the end of the rental period as at the beginning.

SMOKING
No smoking is allowed within the property.

PETS
Pets are not permitted.

RIGHT OF ENTRY
The property caretaker shall be allowed the right of entry to the property at all reasonable times for the purposes of inspection or to carry out any necessary repairs or maintenance.

CANCELLATION INSURANCE
Cancellation Insurance is advised.

LIABILITY
Katie & John MacIntyre shall accept no liability to the holidaymaker for any loss, damage or injury howsoever caused to the Holidaymaker or to the holidaymaker’s personal property.
